Terms and Conditions

  1. Completion Timescale
    Sell-Fast typically aims to complete a standard property purchase within 3 to 4 weeks, subject to a property survey. However, we have completed purchases in as little as 7 days in some cases. Please note that actual completion times may vary based on individual circumstances.

  2. Property Valuation and Offer
    We will arrange for a property valuation prior to completing the sale, and this valuation will be conducted at our expense. Initial valuations are based on an analysis of recent transactions recorded with the Land Registry and comparable properties in the area. Additionally, factors like decor and overall appearance will be considered in the valuation.

    Our initial offer is subject to a final survey and is contingent upon the outcome of property searches. This includes any adverse entries or factors that may affect the market value of the property.

    At our discretion, we may acquire a builder’s report and conduct additional searches against the property as necessary.

    Please note that as a trade buyer, Sell-Fast does not pay the full market value of a property. The price we offer depends on various factors, including the property type, condition, location, age, and construction type. The final valuation may result in up to 80% of the property’s value being paid.

  3. The Agreement
    Upon acceptance of our offer, the seller will be required to sign an Agreement confirming the sale of the property.

  4. Money Laundering Compliance
    As required by law, we will perform Money Laundering Compliance checks. By entering into the Agreement and accepting our Terms of Business, you consent to these checks being carried out.

  5. Confidentiality
    We are committed to maintaining the confidentiality of information shared during the property sale process. We will not release or misuse confidential information unless legally required to do so.

  6. Record Keeping
    We will maintain clear records of all transactions for a period of 6 years, as required by regulatory and compliance standards.

  7. Solicitor Selection
    You are free to choose your solicitor. However, should you opt to use our recommended solicitor, we will cover your solicitor’s fees related to the property sale. Our recommended solicitors operate independently and adhere to all Law Society guidelines, working in your best interest.

  8. Agreement Cancellation
    The Agreement can be cancelled within the 14-day cooling-off period from the date of contract entry. If you choose to cancel the Agreement within this period, please be aware that a cancellation fee of £950.00 will be payable to cover incurred costs.

    Beyond this period, Standard Conditions of Sale will apply.

  9. Dispute Resolution
    In the event of any disagreements or complaints, we are committed to resolving them swiftly and efficiently. We will acknowledge receipt of any complaint within 3 days and provide a full response within 15 days.

  10. Non-Discrimination
    We do not discriminate against any person under the definitions of the Sex Discrimination Act 1975 or the Race Relations Act 1976. We also commit not to discriminate or threaten to discriminate against any prospective buyer of your property.
